An Overview of Development Director Job Description Responsibilities and Qualifications
1. The Development Director will be an integral part of our development team and form an important role within a focused team responsible for the successful coordination and delivery of a large scale, complex, fast-track, mixed-use project. Working with ownership team, third party consultants and third party contractors, the Director will be responsible for the successful delivery of the project in the construction phase through to its completion and post-construction warranties, and in ensuring that the company's best interests along with its goals and objectives of the project are met or exceeded. The Director will also be involved in the pre-construction phase, providing critical technical input and guidance on project matters related to design development, design coordination, risk assessment, and procurement.
Development Director Duties and Responsibilities:
- Work with third party owner's representative, design consultants, engineers and contractors to successfully execute the design
- Construction phase of base building work, including certain tenant improvements/interior fit outs.
- Always acting in the best interest of the company, of its client and with a fiduciary mindset.
- Assist in preparation of soft cost and hard cost budgets, analysis and assessment of progressive costs for various scopes/disciplines.
- Assist in preparation of consultant and contractor Request for Proposal packages, proposal review and selection process.
- Assist in preparation and issuance of contracts and agreements in a timely manner.
- Review, analysis and management of price estimates by various contractors and various cash allowances, its adherence to scope, exclusions, qualifications, in order to ensure alignment with control budget and schedule.
- Review, analysis and management of consultants' costs and fees for adherence to scope, exclusions, qualifications, in order to ensure alignment with control budget and schedule.
- Continuously identify value engineering options and innovative solutions to meet budget.
- Assist in review of tenant lease agreements, tenant fit out packages and base building design documents to ensure scope of work conformity to landlord requirements and obligations, identify any lease restrictions that may impact construction execution.
- Liaise with and assist tenant coordination and leasing teams in preparation of marketing packages for seeking potential tenants for the new development.
- Liaise with and assist tenant coordination and leasing teams for delivery and turnover of the premises and to obtain tenant sign off.
- Schedule and conduct required project meetings. Visit the construction site as and when necessary.
- Review, analysis and management of contract change orders and agreement amendments in accordance with internal development policies.
- Review of consultant and contractor invoices and payment billings for accuracy and completeness, and in accordance with internal development policies.
- Close out project in a timely manner to include receipt of Occupancy Permit in a timely manner, testing and commissioning, warranties, deficiencies rectification
- Obtaining operations & maintenance documentation along with extra materials for turnover to Property Management group.
- Apply knowledge of local building codes and bylaws, sustainability principles, and development process.
- Assist development, accounting and finance teams in project set up, billing, and cost tracking.
- Oversee and mentor any assigned staff to assist with fulfilling duties and responsibilities outlined above.
Development Director Experience & Capabilities:
- Minimum 12-15 years working experience on large-scale, complex, fast-track real estate development projects, involving retail-oriented mixed-use with high-rise residential.
- Experience in industrial and/or AAA office development projects, and within the Canadian market would be considered an asset.
- A track record of successful delivery of high-quality projects on time and within budget.
- Strong understanding of design completion process and construction procurement strategies.
- Experience working on projects with multiple ownership, involving multiple architects, and multiple general contractors would be considered an asset.
- Established relationships and network within the industry, authorities having jurisdiction and design consultants and engineers to
- University degree with an emphasis on real estate, planning, architecture, construction management and/or engineering.
- Certifications & Licencing in Real Estate, Architecture, Engineering, Project Management, Sustainability would be considered an asset, but not required.
- Relationship Skills - superior oral and written communication and presentation skills; ability to develop and sustain collaborative working relationships with all internal and project stakeholders; conflict management and handling difficult situations; work collaboratively and assertively to achieve results in the best interest of the project and company goals and objectives.
- Analytical/Computer Skills - excellent analytical and problem-solving skills; proficiency in Excel, PowerPoint, Word. AutoCAD and Revit would be considered an asset.

2. Under the guidance of the Executive Director and in close collaboration with the Founding Director and the Board, the Development Director will oversee a dedicated team of development experts. This role involves not only managing the team but also steering the organization’s financial resource development (FRD) initiatives, encompassing efforts from professional staff, Board members, contractors, and volunteers. The Development Director is tasked with crafting a comprehensive strategic plan for an integrated fundraising approach, aimed at bolstering the organization’s mission. This strategy will set objectives for securing new contributions, enhancing donor loyalty, and upgrading gifts. In partnership with marketing experts, the Development Director will also generate impactful communications, including appeal materials, annual reports, and various promotional materials for events, conferences, and development projects.
Development Director Functions:
- Involves professional colleagues, board members, and relevant volunteers in the strategic development process to utilize their expertise and cultivate their support.
- Creates and monitors tactical plans to ensure all board-approved development priorities are met in a timely and high-quality manner.
- Takes a lead role on specific plan initiatives.
- Manages the overall account management system including but not limited to: creating and implementing internal systems, policies and procedures;
- Training account managers and overseeing their portfolio management progress; assigning relationship managers, solicitors and account managers to all donors and prospects;
- Developing and implementing timely and accurate reports to monitor overall FRD achievements.
- Works with the Director of Finance & Operations to implement and maintain a high-quality donor management system capable of tracking and reporting all prospect and donor activity.
- Directs the development of dashboard reports that track key indicators.
- Ensure donor information is effectively and efficiently maintained, prospect cultivation activity is appropriately tracked and relevant staff are sufficiently trained.
- Manages a portfolio of targeted donors including cultivation, solicitation, and stewardship.
- Develops and executes individualized development plans for significant donors and prospects – including the effective involvement of lay leaders and senior leadership .
- Supervises grant writing, grant management and corporate foundation activities to significantly expand JWRP sources of revenue.
- Provides the lead staff support to the Board Development Committee working closely with the Executive Director and Chief of Staff.
- Partners with the Committee Chair to schedule regular meetings, develop agendas, prepare materials, distribute timely minutes, and follow-up on action items.
- Supports the process of identifying and onboarding future Committee members.
- Works with the Executive Director and Human Resources to hire, train and supervise development professionals.
- Ensure the performance of all staff is actively managed and professional development and coaching opportunities are identified and implemented.
- Participates as a member of the senior management team and provides consultation to the Board, Executive Director and Founding Director on all philanthropy related issues.
- Works with other senior leaders to ensure appropriate systems are in place to provide exceptional customer service throughout the organization to all donors and prospects.
Development Director Education and Experience:
- Bachelor’s degree required (advanced degree preferred)
- At least 7 years of experience in relevant development roles; minimum of 2 years managing lay leader partnerships; prior experience coaching and supervising team members
- Proven ability to increase financial resources. Experience developing and implementing a strategic development or business plan.
- Ability to inspire others and build commitment through articulating a clear and understandable vision.

The Development Director will play a pivotal role in shaping the financial future of our organization, spearheading fundraising initiatives crucial for achieving and expanding our yearly financial targets. Reporting to the Vice President of Development, this role involves strategizing and executing plans to meet or surpass revenue and fundraising goals for the Central region. In a collaborative environment, the director will work closely with centralized departments-such as finance, human resources, development strategy, and annual giving campaigns-to ensure a cohesive approach towards event logistics and fundraising programs. The ideal candidate should excel in managing multiple projects simultaneously, swiftly adapting strategies to meet the dynamic needs of the chapter or market, and navigating tight deadlines with ease.
Roles of Development Director:
- Cultivating, soliciting and stewarding current and past donors
- Creating and executing on a pipeline to secure new support from corporations, individuals and foundations, with a focus on foundation and major gift support.
- Stewarding national and regional corporate partners through local engagement and local delivery of sponsorship benefits
- Elevating local partnerships to have a broader organizational impact
- Leveraging BoMF branded marketing collateral and campaigns to achieve fundraising success
- Engaging individuals in the life of the Back on My Feet through programmatic impact and engagement
- Leading the identification, development and submission of select grant applications and managing grant reporting
- Tracking development activities in Salesforce
- Recruiting and managing local in-kind donations, including gear for members and auction items for events
- Supporting management of the Back on My Feet Advocates Council or Corporate Partners Council as needed.

Requirements of Development Director:
- Bachelor’s degree required with 8-10 years of progressive successful management experience in fundraising, donor cultivation, sales, marketing or business development
- Proven experience and success in driving revenue outcomes required
- Strong written and verbal communication skills, including excellent public presentation skills required
- Proficiency with Microsoft Office Software (Outlook, PowerPoint, Excel, Word) required
- CRM database experience preferred
- Individuals with a blend of corporate and nonprofit experience welcomed with some experience in corporate fundraising or foundation experience preferred.
- High energy, results-oriented individual that will network to provide new support for the chapter
- A focused contributor who can manage competing tasks and prioritize for the benefit of both the local chapter and the larger organization
- Strong experience in managing major individual gifts is highly desirable
- Unequivocal passion for the organization, mission and the members we serve and willingness to attend some morning runs

4. The Development Director develops fundraising campaigns, oversees management and outreach of Annual Fund and Corporate Giving programs. The Director is also responsible for cultivating relationships for recruitment and stewardship of planned and direct gifts from donors, foundations, and organizations; and directs and manages the Alumni and Friends Council and Association.
Development Director Responsibilities:
- Develops fundraising campaigns; oversees management and outreach of Annual Fund and Corporate Giving programs.
- Cultivates relationships for recruitment and stewardship of planned and direct gifts from donors, foundations, and organizations.
- Promotes, develops, organizes, and actively participates in Foundation events for friends and fundraising.

- Serves as an ambassador for the College, fosters cooperative relationships with media, community groups, business and industry, and other external partners to enhance and promote the College.
- Pursues grant development in support of the College’s and Foundation’s mission.
- Prepares promotional materials in collaboration with the College’s marketing and communications team.
- Serves on internal and external boards and committees. Assists with the management of the Foundation Board and Foundation committees.
- Assists with planning and implementation of capital campaigns that support capital projects at FVCC.

5. As our Development Director, you will join the team tasked with raising the funds to support our reform candidates and campaigns around the country. You will foster an environment to engage a national network of political philanthropists and leaders to join us in our mission to accelerate and scale true non-partisan democracy reform in the United States. The Development Director will report to the VP, Investor Relations. The position is based in Denver, CO or Washington, DC though exceptional candidates in other markets may not be required to relocate.
Development Director Functions:
- Fundraising Strategy – support the VP, Investor Relations to raise an eight-figure fund from a community of 100+ major donors.
- Conduct prospective donor and stakeholder research to identify potential investors into the organization.
- Manage an outreach calendar for the Executive Director.
- Manage the communications schedule of donors and prospective donors as they move through the Unite America donor life cycle: identification, cultivation, solicitation, and donor relations.
- Manage follow-ups after meetings, such as introductions, invoices, and thank-you’s.
- Manage all tracking and reporting in coordination with the Unite America Operations team including the invoicing process.
- Support the planning and execution of events such as fundraisers, investor updates and periodic investor gatherings.
