Area Operations Manager Job Description Template

1. About the Role

Knowing how a club, restaurant, or fitness location performs is one thing. Knowing why it performs, and holding the levers to change it, is another. The Area Operations Manager carries P&L accountability across a portfolio of four to six sites, answering for guest experience scores, budget attainment, and the readiness of the management layer beneath them. In multi-unit hospitality and fitness retail, where franchisee compliance requirements and capital return targets coexist, no other role has the same combination of commercial ownership and field authority. The role demands someone who can hold a financial conversation with a General Manager in the morning and resolve a service floor issue by afternoon.

2. Position Summary

As the Area Operations Manager, you hold full P&L responsibility across a portfolio of multi-unit hospitality or fitness locations, setting the commercial and operational standard that General Managers and District Managers execute against. Your scope spans budget attainment, capital investment delivery, and succession pipeline health, reporting into a regional or divisional leadership structure.

3. Why Join Us

Career Impact: Owning a multi-site P&L in hospitality or fitness retail is among the clearest signals of readiness for a Regional Director role, a credential that travels across franchise networks and corporate operators alike.

Business Impact: The guest and member experience across four to six locations rises or falls on decisions made in this seat, from how General Managers are developed to how capital is deployed into sites.

Growth Opportunity: Repeated exposure to franchise compliance frameworks, capital return analysis, and multi-unit talent pipelines builds the financial and organizational range needed to step into a VP of Operations or Regional Director position.

4. Key Responsibilities

  • Lead and develop a direct management layer of District Managers or Club General Managers to meet monthly and annual targets.
  • Monitor site-level KPIs and intervene with structured performance plans when locations fall below threshold.
  • Partner with head office or national support teams to execute new location openings and strategic initiatives.
  • Drive succession planning by identifying internal management candidates and building individual development plans.
  • Enforce brand, compliance, and operational standards across all sites through regular reviews and coaching.
  • Recruit and onboard management-level talent, in coordination with area recruitment resources where available.
  • Coach frontline managers on guest or member experience delivery to sustain consistent service standards.

  • Familiarity with joint venture or franchise partner relationship management at a regional level.
  • Prior experience opening new locations, including pre-opening staffing, training, and compliance setup.
  • Exposure to labor scheduling systems and workforce planning across a distributed hourly workforce.
